Visa (VISA) continues to be one of my favorite dividend growth stocks to own. Lagging in terms of performance, up 3% in the past year, Visa’s price rally from their 52-week low in last March has led to shares not being as attractive as before.

Although I haven’t stepped inside a Best Buy (BBY) in years, the retailer continues to prove it’s more resilient than many investors expected.

After reporting stronger-than-expected first-quarter earnings in late May, shares surged and have now gained more than 15% year-to-date, outperforming the broader market. While the results were encouraging, I believe much of the good news is now reflected in the stock price.

Best Buy remains a high-quality retailer with a healthy dividend, a strong balance sheet, and several long-term growth initiatives. However, with shares trading near their historical valuation and macroeconomic risks still elevated, I think investors should expect more volatility over the coming quarters.

A Strong Start to Fiscal 2027 💪🏾

Best Buy delivered a solid first quarter, beating Wall Street expectations on both earnings and revenue.

• EPS: $1.28 (beat by $0.05)

• Revenue: $8.94 billion (beat by roughly $110 million)

• Comparable sales: +2.0%

• International revenue: +7%

• Gross margin: Expanded 20 basis points to 23.7%

Perhaps the most encouraging development was the return to positive comparable sales after a decline in the previous quarter. Domestic online sales also continued to improve, accounting for roughly one-third of domestic revenue.

Management credited competitive pricing, advertising initiatives, and strong Memorial Day demand for the better-than-expected performance.

AI And Advertising Could Become Meaningful Growth Drivers 🤖

One area that continues to stand out is Best Buy’s growing advertising business.

The nitrogen fertilizer producer has surged roughly 52% year-to-date, significantly outperforming the broader market as tight global nitrogen supplies and favorable natural gas cost advantages have boosted profitability.

Over the past several months, investors have had plenty to digest. Rising oil and gas prices following the conflict with Iran reignited inflation concerns, Treasury yields moved higher, and expectations for interest rate cuts continued getting pushed further into the future.

Despite all of that, the broader market has remained surprisingly resilient, climbing more than 8% year-to-date.

Gold (GLD), however, hasn’t been nearly as fortunate.

After reaching record highs earlier this year, the precious metal has pulled back sharply, posting its worst quarter in over a decade. While many investors have become cautious, I believe the recent weakness has actually improved the long-term opportunity for income investors looking to add precious metals exposure.

One fund that continues to stand out is the FT Vest Gold Strategy Target Income ETF (IGLD). The ETF combines exposure to gold with an eye-catching distribution yield of roughly 21%, making it an attractive option for investors seeking both income and diversification.

While the recent correction has pressured both the fund’s NAV and monthly distributions, I believe the long-term investment thesis remains intact.

Looking Back 👀

I first covered IGLD earlier this year when gold was approaching record highs. At the time, I believed the fund offered retirees and income-focused investors an attractive way to gain exposure to precious metals while generating significantly more income than simply holding gold outright.

The ETF subsequently outperformed several of its peers before the recent correction in gold.

Although I remained constructive on gold’s long-term outlook, I also warned that after such a powerful rally, investors should expect increased volatility and the possibility of a meaningful pullback.

That correction has now arrived.

Since my last coverage, gold has retreated considerably, dragging IGLD lower as well. While short-term performance has certainly been disappointing, I don’t believe the decline represents a permanent change in the long-term outlook for either gold or the fund itself.

Instead, I view much of the weakness as the result of shifting interest-rate expectations, profit-taking after an extraordinary rally, and investors temporarily rotating toward higher-yielding Treasury securities.

The week ahead features a critical slate of economic data, highlighted by June’s CPI and PPI inflation reports. Investors will be watching closely for signs that lower oil prices are beginning to ease broader inflation pressures.

Tuesday’s CPI report is expected to show headline inflation cooling to 3.8% year over year from 4.2%, while Core CPI is forecast to remain at 2.9%. Wednesday brings the PPI report, with headline producer inflation expected to ease to 6.2%, though Core PPI is projected to reaccelerate to 5.2%, underscoring persistent underlying price pressures.

Consumer strength will also be in focus. June Retail Sales are expected to rise 0.3% on Thursday after a robust 0.9% increase in May, offering another gauge of household spending.

Housing data rounds out the week. Pending Home Sales are expected to slip 0.2%, NAHB Homebuilder Sentiment is forecast to remain weak at 35, while Friday’s Housing Starts and Building Permits are expected to improve modestly. We’ll also receive the preliminary July Michigan Consumer Sentiment survey, with economists expecting sentiment to edge higher to 51.0 and one-year inflation expectations to ease to 4.4%.

Rounding out the week are the NY Empire State Manufacturing Index, Import and Export Prices, and comments from several Federal Reserve officials, including Waller, Bowman, Williams, Barr, Goolsbee, Cook, and Jefferson.

Since spinning off from Lennar (LEN) in early 2025, Millrose Properties (MRP) has quietly become one of the better-performing REITs (XLRE) on the market. Shares have gained roughly 39%, outperforming the S&P 500 (SP500) despite heightened volatility tied to interest rate uncertainty.

While recent market weakness has created some short-term pressure, I believe it has also created an attractive long-term opportunity.

MRP currently trades at roughly a 12% discount to book value, offers a dividend yield above 9%, and continues to execute well operationally. I’m reiterating my BUY rating.

Strong Fundamentals Continue 💪🏾

First-quarter earnings were mixed, with revenue and AFFO coming in slightly below consensus expectations. However, the headline numbers don’t tell the full story.

Compared to the prior year:

• Revenue more than doubled.

• Net income increased nearly 90%.

• AFFO climbed approximately 94% to $125.9 million.

The company also continued expanding its platform, ending the quarter with 143,000 homesites across 904 communities in 30 states, demonstrating continued investment despite a challenging housing environment.

A Balance Sheet Built for Growth ⚖️

One of Millrose’s biggest competitive advantages is its financial flexibility.

During the quarter, management:

• Converted its credit facility from secured to unsecured.

• Increased revolving credit capacity to $1.8 billion.

• Generated more than $700 million of proceeds available for reinvestment.

• Maintained leverage at just 3.2x.

• Has no debt maturities until 2028.

This gives the company significant capacity to pursue new acquisitions while many real estate companies remain constrained by higher financing costs.

Another Dividend Increase 💰

Management raised the quarterly dividend once again to $0.77 per share, continuing its commitment to returning essentially all AFFO to shareholders.

With a yield above 9%, MRP remains one of the more attractive income opportunities within the REIT sector.

Why I’m Still Bullish 🎯

Despite outperforming the market since its spin-off, Millrose still trades below its book value of $35.26. At the current price of $28.37, MRP’s upside potential is also compelling at more than 32%.

I believe that discount reflects its relatively short public history and today’s higher-rate environment—not deteriorating fundamentals.

As inflation eventually moderates and monetary policy becomes less restrictive, lower financing costs should provide meaningful tailwinds for both housing activity and Millrose’s business model.

Management continues targeting approximately $3.30 of AFFO for 2026, leaving shares trading at a valuation well below many comparable REITs.

If that execution continues, I believe the market could gradually re-rate the stock over the next 24 to 36 months.

Risks ⚠️

Interest rates remain the primary risk.

Should inflation remain elevated and force the Federal Reserve to keep rates higher for longer—or even raise rates further—REIT valuations could remain under pressure. Because Millrose is closely tied to residential real estate, sentiment toward the housing market could also weigh on shares in the near term.

Final Thoughts ✅

I expect continued volatility over the coming quarters, but I view any meaningful weakness as an opportunity rather than a reason to sell.

Millrose combines a 9%+ dividend yield, a discount to book value, low leverage, and a management team that continues to expand the portfolio while maintaining financial flexibility.

For long-term income investors willing to look beyond near-term interest rate uncertainty, I continue to believe MRP offers an attractive combination of income and capital appreciation potential.

RATING: BUY

Although the market continues to trend higher despite persistent inflation, some high-quality stocks have continued to sell-off despite strong earnings reports. While I believe that have to do with the current macro environment, I also believe the market is hyper-focusing on temporary issues.

As a result, this has led to some dividend growth stocks going on sale. And their price pullbacks improve their long-term setup, giving them the potential to see strong price upside in the coming years.

If you’ve been following my work, then you know I’ve maintained a cautious stance on the business development company (BDC) sector throughout 2025. While many investors viewed lower interest rates as a positive catalyst, I believed falling rates would pressure investment income and dividend coverage across the industry.

So far, that caution has been warranted.

The BDC sector (BIZD) has significantly underperformed the broader market, creating more attractive valuations. While I believe some high-quality BDCs now offer compelling opportunities, Crescent Capital BDC (CCAP) is not one of them.

Despite trading at an enormous 39% discount to net asset value and offering a dividend yield above 12%, I believe those metrics reflect elevated credit risk rather than a bargain.

After reviewing the company’s latest earnings, I remain concerned about deteriorating credit quality, shrinking investment income, and the possibility of additional downside over the coming quarters.

Looking Back 🔙

When I last covered CCAP in late 2025, I warned that although the nearly 30% discount to NAV and double-digit yield appeared attractive, declining interest rates and weakening dividend coverage could eventually pressure the stock.

That thesis has largely played out.

Shares have fallen more than 20% since then, while management was ultimately forced to reduce the dividend after another difficult quarter.

If you’re an income-focused investor like me, you’re probably familiar with Business Development Companies (BDCs). The sector has long been a favorite among dividend investors thanks to its double-digit yields and monthly or quarterly income streams.

Created by Congress in 1980 to improve capital access for small and middle-market businesses, BDCs (BIZD) essentially operate as specialized lenders. They provide financing to companies that are often too small or too risky for traditional banks.

That opportunity comes with tradeoffs.

Unlike banks that primarily lend to financially stronger corporations, BDCs typically finance businesses with weaker balance sheets and less access to capital markets. During periods of economic uncertainty, those borrowers become increasingly vulnerable, raising credit risk throughout the sector.

While many BDCs have underperformed over the past year—pushing dividend yields higher and valuations lower—I remain cautious. Attractive yields and discounts alone aren’t enough to justify the risks.

In this article, I’ll explain why I believe investors should remain selective when investing in BDCs and why patience may prove rewarding over the next 6 to 12 months.

Inflation Is Once Again Becoming a Concern 😰

Inflation has remained one of the defining economic themes since the pandemic.

Although price pressures have moderated from their 2022 peak, recent geopolitical tensions and higher energy prices have renewed concerns that inflation could remain elevated for longer than many investors anticipated.

If inflation proves persistent, the Federal Reserve may be forced to keep interest rates higher—or even raise them further.

Ironically, higher rates could provide a short-term boost for many BDCs.

Because most BDCs borrow using fixed-rate debt while lending at floating rates, higher interest rates generally increase investment income and support stronger dividend coverage.

That dynamic helped fuel exceptional earnings and numerous supplemental dividends during the 2022–2023 rate hiking cycle.

However, I believe investors are overlooking another issue that could become increasingly important.

The economic calendar is lighter this week, but investors will still have several key reports to monitor following last week’s mixed employment data.

MONDAY’s focus will be on the June ISM and S&P Services PMI reports, with ISM Services PMI expected to remain in expansion at 54.1. TUESDAY brings the Trade Balance, Redbook Retail Sales, IBD/TIPP Economic Optimism, and the New York Fed’s one-year inflation expectations survey, which is expected to ease to 3.4%.

Housing data remains in focus as the MBA 30-year mortgage rate is expected to edge down to 6.55%, while Existing Home Sales are forecast to improve slightly to 4.20 million. Weekly jobless claims will provide another update on labor market conditions, with initial claims expected at 218,000.

Markets will also digest the latest FOMC meeting minutes and comments from Fed officials ahead of the July 29 Fed meeting as investors continue reassessing the outlook for interest rates following June’s hawkish reset.

Artificial intelligence has remained the market’s dominant investment theme through the first half of 2026. Unlike previous speculative trends—such as cannabis, SPACs, or electric vehicles—AI is already transforming businesses, boosting productivity, and attracting unprecedented levels of corporate investment.

Technology giants like Microsoft (MSFT), Amazon (AMZN), and Alphabet (GOOG) are spending tens of billions of dollars building AI infrastructure, even at the expense of near-term free cash flow. In my view, this isn’t reckless spending—it’s a long-term investment race that will likely shape the next decade of economic growth.

For investors looking to capitalize on this trend, I believe the Roundhill Generative AI & Technology ETF (CHAT) remains one of the most compelling options available.

Why I’m Still Bullish 🐂

I first rated CHAT a Buy roughly eight months ago. Since then, the ETF has generated a total return exceeding 45%, dramatically outperforming the S&P 500 over the same period.

That performance hasn’t been luck.

CHAT’s concentrated, actively managed strategy allows management to focus on companies receiving the greatest direct benefit from AI spending rather than simply owning every large technology company.

Unlike passive growth ETFs, management can continuously rotate capital into emerging AI leaders while trimming positions that have become overvalued or whose fundamentals have weakened.

I believe that flexibility gives CHAT a meaningful advantage.

AI Spending Is Still in the Early Innings 🤖

The AI investment cycle appears far from over.

Major cloud providers continue announcing record capital expenditures while corporations across nearly every industry are integrating AI into daily operations.

Rather than slowing, enterprise adoption appears to be accelerating.

As AI infrastructure expands, companies building chips, networking equipment, cloud platforms, memory, software, and AI applications should continue benefiting.

That creates a favorable backdrop for CHAT.

A High-Conviction Portfolio 📊

One aspect that separates CHAT from many competing AI ETFs is its concentration.

Instead of holding hundreds of companies with only limited AI exposure, CHAT owns roughly 43 carefully selected positions focused on businesses directly benefiting from AI development.

The portfolio currently maintains approximately 79% exposure to technology, significantly more than traditional growth ETFs.

While that concentration creates additional volatility, it also increases the potential to generate alpha when management identifies the right long-term winners.

Active Management Matters 🎯

One of CHAT’s biggest competitive advantages is its active management.

Passive ETFs must follow index rules regardless of changing fundamentals.

CHAT doesn’t.

Management can:

• Increase exposure to emerging AI leaders

• Reduce positions after significant appreciation

• Exit companies whose investment thesis weakens

• Reallocate capital as the AI landscape evolves

Those advantages have helped CHAT outperform many passive growth funds since launch.

Portfolio Evolution ↗️

Since my previous coverage, the portfolio has changed considerably.

Only NVIDIA (NVDA), Broadcom (AVGO), and Alphabet remained among the top holdings.

Microsoft, Amazon, Meta (META), and Oracle (ORCL) remain in the fund but now carry smaller weightings, while Alibaba (BABA), Tencent (TCEHY), and ARM Holding PLC (ARM) were removed entirely.

Although Roundhill doesn’t publicly explain every portfolio adjustment, the changes appear consistent with disciplined active management.

Some removals likely reflected deteriorating performance, while others may have simply become too expensive after substantial appreciation.

Rather than viewing turnover negatively, I see it as one of the ETF’s strengths.

Global AI Exposure 🌎

Another advantage is CHAT’s international diversification.

The ETF isn’t limited to U.S. companies.

It also invests in AI leaders across countries including:

• Taiwan

• South Korea

• China

Given that AI infrastructure spending has become a global race, international exposure provides an additional avenue for long-term growth.

Distribution Considerations 💰

CHAT paid its first year-end distribution during December 2025.

The payout was taxed as ordinary income, making the ETF potentially better suited for tax-advantaged accounts such as IRAs.

Future year-end distributions could become a recurring feature if portfolio gains remain strong.

Risks ⚠️

Despite my bullish outlook, investors should recognize several risks.

The portfolio remains heavily concentrated in technology, meaning significant sector corrections will likely impact CHAT more than the broader market.

Potential risks include:

• Slower AI spending

• Higher interest rates

• Elevated technology valuations

• Short-term market corrections

• Continued inflation

• Geopolitical uncertainty

Should the Federal Reserve resume raising rates, high-growth technology stocks could experience meaningful multiple compression.

That would almost certainly pressure CHAT over the short term.

Final Thoughts ✅

I continue believing artificial intelligence represents one of the largest technological transformations of our lifetime.

Unlike previous investment fads, AI is already improving productivity while becoming deeply integrated throughout the global economy.

Roundhill’s CHAT ETF provides concentrated exposure to companies building that future while using active management to continually refine the portfolio.

Rising geopolitical tensions continue to impact the market, although some sectors have performed well year-to-date.

With inflation remaining persistent and hitting its highest level since peaking in 2021, this may force the Fed to turn hawkish and consider raising interest rates.

If that occurs, I think this could result in a sell-off across the broader market. The REIT (XLRE) sector is one I suspect could see the worst impact due to higher rates causing long-term treasury yields to spike.

However, income-focused investors should consider this as a buying opportunity. And in this week’s article of the week, I discuss two REITs to consider if that happens.

The covered call ETF space has become increasingly crowded over the past few years, with dozens of funds competing for investors seeking reliable monthly income.

While many follow similar strategies, it’s refreshing to find a fund that takes a different approach—and has the performance to back it up.

One fund that recently caught my attention is STF Tactical Growth & Income ETF (TUGN).

Rather than relying on a static covered call strategy, TUGN actively adjusts its options exposure and portfolio positioning based on market conditions.

That flexibility has helped the fund remain competitive with the broader market while continuing to deliver an attractive double-digit distribution yield.

A Different Approach 🤔

Unlike many covered call ETFs that consistently overwrite a large portion of their portfolios, TUGN uses a tactical options strategy centered around call spreads.

Persistent inflation continues to reshape the investment landscape. After recently accelerating back to 4.2%, inflation remains one of the biggest challenges for income investors.

While plenty of dividend stocks offer yields capable of outpacing inflation, chasing the highest yield isn’t always the best strategy. Reliability matters just as much as income.

That’s one reason I’ve long appreciated Postal Realty Trust (PSTL). Few REITs possess a tenant as dependable as the United States Postal Service, whose operations are backed by the full faith and credit of the U.S. government.

Delivering mail to more than 170 million Americans six days a week creates one of the most defensive real estate portfolios available.

The problem today isn’t the business—it’s the valuation.

After a remarkable rally over the past year, I believe much of the upside has already been realized. While Postal Realty remains an outstanding income vehicle, I no longer view it as an attractive buying opportunity at current prices.

A Buy Thesis That Played Out ✍🏾

When I previously covered Postal Realty, shares offered a compelling combination of:

Persistent inflation has dominated the investment landscape for several years. What was once expected to be a temporary post-pandemic issue has instead become one of the defining economic themes of this decade.

Although inflation has fallen significantly from its 2021 peak, it remains stubbornly elevated.

Most recently, CPI accelerated to 4.2% year over year—its third-highest reading in the past six years. With ongoing geopolitical tensions and renewed pressure on energy prices, inflation could remain elevated longer than many investors anticipated.

Housing has arguably been one of the biggest casualties.

Affordability continues to deteriorate as high mortgage rates, elevated insurance premiums, rising property taxes, HOA fees, maintenance costs, and utilities all squeeze consumers.

Even homeowners who locked in historically low mortgage rates remain reluctant to sell, creating a “lock-in effect” that has limited housing inventory and kept prices elevated.

Markets will navigate a holiday-shortened trading week packed with high-impact economic data, culminating in Thursday’s June Employment Report before markets close for the Independence Day Holiday on Friday.

Labor Market 👷🏾

The biggest focus will be the labor market, as investors look for additional clues on whether economic growth is slowing enough to influence the Federal Reserve’s next move.

Economists expect Nonfarm Payrolls to increase by 115,000 in June, down from 172,000 in May, while the unemployment rate is expected to remain unchanged at 4.3%. Average hourly earnings—a closely watched measure of wage inflation—are projected to hold near 3.5% year-over-year, roughly the lowest pace seen in four years. Continued moderation in wage growth would support the view that inflation pressures are gradually easing without a significant deterioration in employment.

Employment 💼

Employment data begins arriving earlier in the week. Tuesday’s JOLTS report is expected to show job openings declining to 7.288 million from 7.618 million, signaling a labor market that continues to cool but remains historically healthy. Wednesday’s ADP Employment Report is forecast to show 119,000 private-sector jobs added during June.

Investors will also closely monitor Thursday’s weekly Jobless Claims report. Initial claims are expected to remain historically low near 220,000, while continuing claims are forecast to stay around 1.8 million, suggesting layoffs remain limited despite slower hiring activity.

Housing/Manufacturing 🏡

Housing and manufacturing data will also provide insight into the broader economy.

Tuesday’s Case-Shiller Home Price Index is expected to show home prices rising just 1% year over year, continuing a trend of significantly slower appreciation compared to wage growth. Since early 2023, national home prices have increased roughly 3.5% annually, while disposable personal income has grown at approximately 7% per year. That divergence has gradually helped improve affordability after several years of rapid home price inflation.

Construction Spending is expected to rise just 1% year over year, reflecting continued supply constraints across much of the commercial real estate market despite resilient demand in select sectors.

Manufacturing returns to focus on Wednesday with both the ISM Manufacturing PMI and S&P Global Manufacturing PMI reports. Investors will be looking for further evidence that manufacturing activity is stabilizing after an extended period of weakness.

Markets will also pay close attention to comments from Federal Reserve Chair Kevin Warsh, who is scheduled to speak during the European Central Bank’s annual forum. Any clues regarding the Fed’s outlook for inflation, interest rates, or the labor market could influence expectations heading into the second half of the year.

This week’s economic calendar has the potential to shape market sentiment heading into July. While employment data will likely dominate headlines, housing activity, manufacturing trends, and commentary from the Federal Reserve will provide important context for investors trying to determine whether the economy is slowing enough to justify future policy easing—or whether inflation remains persistent enough to keep interest rates elevated for longer.

Years ago, while I was still serving on active duty, I joked with one of my co-workers that Amazon (AMZN) would one day rule the world. Looking at the company today, I’m not so sure it was much of a joke.

From cloud computing and advertising to AI infrastructure, logistics, healthcare, and autonomous vehicles, Amazon continues expanding into industries that could fuel growth for years.

Yet despite all of that, the stock has largely gone nowhere over the past year.

I believe investors are making the same mistake they recently made with Microsoft—focusing on short-term free cash flow instead of long-term competitive positioning.

The Market Is Focused On The Wrong Metric 📊

Amazon’s aggressive AI spending has pressured free cash flow, causing many investors to question whether the company is overspending.

I see it differently.

Management isn’t sacrificing the future to improve quarterly numbers—they’re sacrificing today’s cash flow to strengthen Amazon’s competitive advantage over the next decade.

During the latest quarter:

• Cash from operations increased 30% to $148.5 billion.

• AWS revenue accelerated 28%.

• Advertising revenue grew 22%.

• Operating income climbed 30%.

• Margins improved across both North America and International operations.

Those aren’t the numbers of a slowing business.

They’re the numbers of a company investing heavily while its core businesses continue accelerating.

Free Cash Flow Doesn’t Tell The Entire Story 📖

Free cash flow declined dramatically as capital expenditures surged to support AI infrastructure.

While that headline has worried investors, I believe it’s largely a timing issue rather than a deterioration in the underlying business.

Amazon is building the infrastructure required to compete in what could become a multi-trillion-dollar AI market.

These investments reduce near-term cash flow, but they also create barriers to entry that competitors will struggle to match.

If AI monetization unfolds as expected, today’s spending could generate significantly higher cash flows later this decade.

A Fortress Balance Sheet ⚖️

Amazon is uniquely positioned to fund this investment cycle.

The company ended the quarter with roughly $102 billion in cash and has no significant debt maturities until 2028.

Unlike many companies, Amazon doesn’t need to slow investment or raise capital to fund growth.

Its balance sheet allows management to invest aggressively while maintaining financial flexibility.

Risks ⚠️

The biggest risk is straightforward.

If AI adoption or monetization develops more slowly than expected, Amazon could experience a longer period of depressed free cash flow.

Persistent inflation and higher interest rates could also continue pressuring valuation multiples, causing additional near-term volatility.

Those are legitimate risks.

However, I believe they’re outweighed by Amazon’s long-term competitive advantages.

Long-Term Opportunity 📉

Analysts continue projecting strong earnings growth over the coming years.

If earnings compound near current expectations and Amazon eventually returns to trading above 30x earnings, I believe the stock has meaningful upside from current levels. This also means the stock could surpass FastGraph’s 2028 price target of $369 a share.

While the next several quarters may remain volatile, I view that volatility as an opportunity rather than a warning sign.

Investors often reward companies after the payoff becomes obvious—not while they’re making the investments that create it.

Final Thoughts ✅

The market appears fixated on Amazon’s declining free cash flow.

I believe it should be focused on everything else.

Revenue is accelerating.

AWS continues gaining momentum.

Advertising remains a high-margin growth engine.

Operating income continues expanding.

Most importantly, Amazon is investing aggressively in technologies that could define the next decade of computing.

For long-term investors willing to look beyond today’s cash flow pressures, I believe Amazon remains one of the highest-quality growth opportunities in the market.

REITs (XLRE), a sector that seemed out of favor just a few years ago, have quietly become one of the stronger-performing areas of the market in 2026.

With inflation remaining elevated and income becoming increasingly valuable, investors have gravitated toward high-quality REITs capable of delivering reliable cash flow and growing dividends.

One of the biggest beneficiaries has been Simon Property Group (SPG).

Shares have climbed nearly 20% year-to-date and more than 38% over the past year, outperforming both the broader REIT sector and the market.

The company entered 2026 with strong momentum, and its latest earnings report reinforced why Simon remains one of the premier REITs in the world.

However, despite the company’s excellent execution, I believe much of the good news is already reflected in the stock price.
