The REIT sector (XLRE) has quietly been one of the market’s biggest surprises over the past year.
Despite higher-for-longer interest rates—a backdrop that has traditionally pressured real estate investment trusts through higher financing costs and valuation compression—many high-quality REITs have continued delivering impressive operational results.
Few have executed better than Federal Realty Trust (FRT).
The Dividend King recently reported another outstanding quarter, highlighted by record leasing activity, stronger occupancy, and higher full-year guidance. Shares have responded accordingly, significantly outperforming both the broader REIT sector and the S&P 500 over the past year.
While the rally has removed some of the margin of safety that existed earlier this year, I still believe Federal Realty Trust remains one of the highest-quality income investments available.
